Cabinetry By Design, LLC

Been thinking about redoing the kitchen, but don't know where to start?  Have an outdated design that needs a little refreshing?

Candidates Thoughts On Housing

A friend sent this neat site to me today, thought you might want to check it out.  It's called Glassbooth.org, it's a short quiz that supposedly "connects you to the 2008 presidential candidate that represents your beliefs the best."  And, truthfully, it aligned me with the candidate that I've been leaning towards, so maybe there's something to it.  Anyway, take the test and see what you think.

First Auz-Bloc, Now Mushrooms?

We've shown you what kind of benefits you'll receive from using a product like Auz-Bloc, but have you considered mushrooms?  That's right ... mushrooms. 

Greensulateinsulation This one's kind of weird - the insulating product is called Greensulate, and you can find evidence of it sprouting up all over the web.  Less popular than those shrooms found at certain summer concert tours, it's gaining roots in the industry and it's creators - two fungi-s themselves - say it should hit the market in a couple of years.  If this idea continues to "mushroom", dumps - err, landfills - around the country could see less non-biodegradable insulation in coming years.

Will Blacksburg Choose To Box Another Day?

Montgomery County Judge Bobby Turk has ruled this morning on the Blacksburg v. Fairmount Properties battle, and the ruling is ...

... in favor of the developer

Interesting that if this goes to the state Supreme Court, it'll influence how governments handle new developments.  Personally, I think this has gone on long enough.  Town Council has wasted a LOT of money to try and amend something that they feel they mistakingly passed, and taxpayers are paying for the mistake.  Your thoughts?

Lowest Mortgage Rates In 30 Years? We Shall See ...

I received a text message this afternoon from a reader who wrote, "Just saw on ticker that mort rates areTicker lowest in 30 years".  Since I haven't written anything on MORTality rates on the blog (other than this odd little story), I'm assuming he meant MORTgage rates.

It's true, mortgage rates are low this week as a result in part of the market decline.  But the lowest in 30 years?  I'd be surprised if it's true, below is a recap of the annual average of 30-year fixed rate mortgages, dating back to 1977.  We'll use 5.5% as your current average since that's what Mark Weddle was quoting last week.  You can see the entire month-by-month breakdown here.  So, is the claim true?  Let's see:

  • Average of 5.84% in 2004
    • 5.45% in March of that year
  • Average of 5.83% in 2003
    • 5.23% in June of that year

This_close_man5.23% is the lowest I can find in over 30 years, and that's happened within the last five years.  Impressive.  So is he right, are these the lowest rates we've seen in 30 years? 

Pretty darn close.

Just for "fun", the highest rate was 17.60% in February 1982.  I can't imagine.

Save Green This Winter

Heatingbills Can't take credit for this one - this original thought comes from Lani Anglin at Single Pointe Real Estate in Austin, TX.  I even stole the image, in honor of my Johns Manville reader.

Without further adieu, tips to save a little money AND keep your home warm at the same time this winter:

Programmable Thermostat

If you don’t have a programmable thermostat, get one- they’re supposedly easy to install and can be inexpensively bought at Home Depot (sorry Lowes, I like orange). Program the temperature to be a little cooler at night to save a few dollars. But don’t forget to reprogram it to warm up around wake-up time so your toes don’t freeze!

Weather Stripping

If you can feel the wind under your front door, you need new weather stripping (which is another inexpensive fix). The door should create a seal and you should not have a wind tunnel effect in your foyer- you’re chunking money out the front door (and into the electric company’s hands!).

Caulking

Like doors, windows should not be a source of air escape. Most homes in Austin built in the last 15 years have double-paned windows (and for those that don’t- it is a great investment when do this year’s home upgrade project). No matter the quality of window, any window can be victim of bad or old caulking that can lead to air escape (or entry). Feel around the window edges to make sure the caulk isn’t cracked (or missing in some cases).

Raccoons in the Attic

While you may not have any animals in your attic or the crawl space between your ceiling and roof, you may have insulation problems which can be a massive wallet-killer. If you have had any sort of critter in your crawl space, they may have disrupted or even removed your insulation, so if your house isn’t warming up, take a peek above your ceiling to make sure the insulation is fine. Upgrading insulation is another great home upgrade project, especially in older homes.

Dryer Doom

Move the dryer from the wall to make sure the tube from the back of your dryer is properly attached to the hole leading outside that allows the heat from the dryer cycle out. I went an entire year once wondering why my laundry room was so cold- duh, the dryer exhaust vent was loose and there was a six inch hole in the wall, completely exposed.

Fireplaces

Honestly, we mostly have fireplaces in Austin for looks, but sometimes it’s pretty to have a fire, so we flip on the gas switch or throw in a log. Then, since we’re out of practice, we go to bed and forget to close the flue (and wake up to a chilly chilly living room). Brush up on your fireplace using skills, guys!

Buying A Home? PLEASE READ THIS POST!

My Twitter feed has been dinging all morning.  Emails have come flying in.  What's the news?

Well, the Federal Reserve cut the short-term interest rates by 3/4 of a percent this morning.  It's the biggest cut they've made in more than almost 20 years, and they set up an emergency meeting to do so.  Stocks have been taking a dive this morning, which is going to push up investment in bonds and, subsequently, real estate. 

This is going to impact you if you're buying a home, because as short-term rates DECREASE, long-term rates (for things like mortgages) increase.  It's being bantered about that we may see long-term rates hit 2002 and 2003 lows, but it's likely too early to make that call.

Consider locking a rate today if you are buying a home in the next three months.  Call me at 540-998-4731 and I can help walk you through the process, it's VERY easy.

"I Am A Human Being"

Img_1121I had the extraordinary opportunity last night to see Dr. Maya Angelou here at Virginia Tech.  I have to admit that I was unprepared for what to expect.  Truthfully, I knew little about her.  But I'm intrigued to learn more.

Dr. Angelou came to Virginia Tech as part of their Dr. Martin Luther King festivities; it was inspiring to hear her stories, to hear her read some of her poetry and talk about some of her experiences.  When I find a video or audio of the speech, I'll post it here.  There's no way that I can accurately recap her message. 

I can tell you that for me, one of the things that was as inspiring as her speech was a recitation of Dr. Martin Luther King's "I Have A Dream" speech.  I'd never heard the entire thing - it was done by a guy named David Johnson, who - in my opinion - absolutely nailed it.  Here's the speech as Dr. King gave it, if you've never heard it in its entirety.

Tri, Tri Again

One of the most popular posts on this blog recently has been about the upcoming New River Valley Triathlon - and the date hasn't even been set yet!  But that's cool that so many are already interested in it; I know personally I've already heard from six people that say they're going to do it with me.  I'm keeping you to that.

From the New River Valley Triathlon page comes a few new posts:

* The Virginia Tech Triathlon Club is getting involved.  If you think this is a bunch of college kids just hanging out, think again - the Women's National Champion (twice) is a member of this club!!
You might want to consider the Frosty 5k.  I'm considering it ... ugh, I can't believe I just wrote that.

Speaking from personal experience, this is a really cool thing to have in our backyard and I hope you can find a way to participate.  Even if you don't race in the first New River Valley Triathlon, maybe consider volunteering.  There are all kinds of things needed for an event like this, and according to the organizer, Anne Giles Clelland, there's a volunteer list right now of ... ONE.  Email her if you're interested in seeing how you can help, or sign up today!

Now that the Town has spent $100k installing the bridge, will people use it?

I hope so.  I know it's an area that I haven't used all that much, but I'm looking forward to getting out there once the weather has warmed a bit.  I have my limits - I'm still freezing from that video the other day!
