You Never Know Who's Watching

The post below came across my Facebook account this morning ... Or maybe it was Twitter.  I don't remember.  Nevertheless, I've heard friends of mine who teach at Virginia Tech talk about some of the things they see on their students' Facebook pages, or Myspace accounts.  Sometimes shocking pictures and stories ... and definitely not something you'd want a future employer or customer to see.

Which makes this story a little sad ...

Don't Forget, Athletes Are Thespians, Too

I love a good sports story - so when I was sent this video and I couldn't help posting it.  Celebrity pitchman - or woman - are commonplace now.  Hire a celebrity, have them say how much they like the product, and BOOM ... sales are up.  After these two videos, maybe not.  Jonathan Ogden of the Baltimore Ravens, doing a commercial.  The premise is funny, the dancing funnier ...

Time To Take The Hardhats Off

Caution058 Well, I've said it before, and I know it sounds like a broken record.  But it's nice when someone else says it, as well.  This is from Bernice Ross at Inman News, Part 1 of a 2-part series.

"I am sick and tired of the negative media constantly ranting about how horrible everything is in our business. It's time for our industry to fight back against these psychic vampires who seek to suck every bit of hope and optimism out of us just to build their circulation.

Newspaper headlines and buzzwords abound, such as: "Two million people will lose their homes in foreclosure in the next two years!" "Subprime Fiasco!" and "Mortgage Meltdown."

These are the headlines we hear every day, yet where is the positive news about the real estate market? The answer is, buried in statistics on page 15 of section 3 of your newspaper, provided you can find them at all.

Here's a typical example from USA Today, Oct. 26, 2007, page 1B:

New Home Sales  Unexpectedly Rise

New homes sales posted an unexpected increase in September. But analysts were highly skeptical given the credit crunch and predicted further sales declines. The Commerce Department said sales of new homes rose 4.8 percent last month…"

By the way, here's what they didn't report. Sales in the West were up 36.6 percent. The media totally discounted these statistics. What about a different headline: "Great  News! Real Estate Sales Surge Despite Biggest Credit Crunch in Decades"?

Here's another example. In Sept. 6, 2007, article entitled, "New Mortgage Foreclosures Set Record," Martin Crutsinger provided the following summary of a speech given by Doug Duncan, the chief economist for the National Mortgage Bankers Association. Here's how it was reported:

"The number of homeowners receiving foreclosure notices hit a record high in the spring, driven up by problems with subprime mortgages. The Mortgage Bankers Association reported Thursday that mortgage-holders starting the foreclosure process in the April-June quarter reached 0.65 percent, marking the third consecutive quarter that this figure has set an all-time high.

"The delinquency rate has risen to 5.12 percent … The worsening performance was driven by two factors -- heavy losses in the Midwest states of Ohio, Michigan and Indiana, and the collapse of previously booming housing markets in California, Florida, Nevada and Arizona … Analysts said the problems in the formerly red-hot housing markets of California, Florida, Nevada and Arizona reflected in part speculators walking away from mortgages they can no longer afford."

This article ends with the negative media's favorite theme for scaring their readers and/or listeners: "Two million people will face foreclosure in the next two years."

A Virginia Tech Hokies Thank You

Just an update on a post I made last week.   Prior to the Miami game last week, thousands of folks from the local community joined together on the Drillfield at Virginia Tech to spell out a great big Thank You to the world.  The message was photographed via helicopter and airplane, as well as from the IKONOS satellite, orbiting 423 miles above the Earth.  In case you were wondering how the satellite could pierce through the clouds and capture such a great looking image, it's quite simply, really - it maneuvered it's optics in reverse to a 139.33-degree azimuth and a 66.85-degree angle looking north towards Blacksburg.  Anything different would have been, of course, ridiculous.

Saturday's Upcoming Show

Images_2It's Thanksgiving, yes, but the NRVLiving Real Estate Team isn't taking time off!  Through the magic of modern technology (and pre-recording), we've got an interesting show coming up for you.  First, in honor of some football game this weekend, we'll showcase the similarities - and differences - of Blacksburg and Charlottesville.  And then, as I'm apt to do, I got my pants in a bunch the other day while having a conversation with someone at a local restaurant.  I've since settled down, but we'll cover why the New River Valley IS one of the best places to live.  It's not a sleepy little Southwest VA region anymore folks - we'll show you why.

Protect Your Home From Crime During The Holiday

It's an unfortunate part of our society, but the fact remains that crime during the holidays, particular crime like breaking and entering, is at its highest.  Take Blacksburg, for instance - many homes are empty during holidays due to the fact they are occupied by students who are home on break, or homeowners have simply left for time off.  Consider these simple tips, from State Farm and Eric Johnsen:

  • Keep sidewalks and walkways clear of debris and snow
  • Use automatic timers on lights and radios (apparently burglars don't like lights and noise)
  • Have a neighbor pick up mail and newspapers, but DON'T have them stopped - that requires a note in your mailbox, a convenient tip to a would-be burglar.
  • Don't hide spare keys around the house.  Under the mat, or under that fake pile of Dog Poo, isn't working real well.

It's not the most uplifting post, but I hope it's a good reminder for everyone.  Hope everyone has a safe and happy Holidays!

Unbelievable Rates

11730915673pqu16 Think you've seen it all in real estate?  Wait just a second ... just got off the phone with Mark Weddle of Salem Financial, who called to tell me he's quoting some of the lowest rates he's been able to get in months!  If you're looking to buy or refinance, you need to call him immediately at 540-961-3966 - rates on a 30-year fixed are 5.875%, and 5.5% on a 15-year fixed ... both with no points!  Do not miss this one ... if you were considering a purchase or a refinance, you need to take advantage of this!

How To Get A Free Ride & Avoid Peeing In The Car - by Geno Petro

Caught your eye, didn't it?  The post is by Geno Petro, a REALTOR in Chicago who has a really unique and engaging writing style.  He made a post today that caught my attention, if not for the subject matter than for simply the stories he tells.  They're funny and, unfortunately for many of us, true.  I've not had anyone pee in my car - thank GOD - but if you've been in real estate any length of time at all, something unusual is bound to happen.  Here's some of his text, you can find the whole piece here.

"I’ve been putting clients into my car and cruising the streets of Chicago for nearly a decade now; the first three years as a leasing agent, the remainder as an actual dues paying realtor. I estimate that I’ve personally shown over 10,000 properties to almost 2,000 different people; a few of whom were clinically certifiable and dozens more on top of that, just plain peculiar. I laugh and cringe out loud (which I suppose would be COL) when I think back on some of the screwy scenarios I’ve witnessed or been a party to. Such, as they say, is life in this big city.

There was the lady who peed in the back seat of my car, the last cloth seat vehicle I’ll ever own. COL. There was the fairly well-dressed gentleman who came in just before the close of business one evening, adamant about seeing one of our rental listings (posted in the lobby window) on the far north side of Chicago.  A half hour later he bolted from my car as I was attempting to parallel park in front of the property–-a free ride home to the neighborhood being his sole intention all along.

Then, there was the transvestite who couldn’t stop weeping because she had just been dumped by her lover–poor thing. I took her into a Starbucks to calm her down and everyone in the place ended up staring at me. And perhaps the most memorable of all was the woman and her ‘attorney’ who stormed into the lobby of our ‘Free Apartment Finding Service’ (or so read the sign on the awning), demanding the ‘free’ apartment.  But to be fair, most of the above episodes occurred in the earliest days of my career when I was known to befriend any man who happened through the door with a need for housing and the first month’s rent to back it up.

My thoughts today, however, drift back to a middle-aged Mandarin couple I met earlier in this year and whatFeng_shui_01 they taught me about showing property to people more spiritual than myself. After several times out in the car we finally came up with a very short list of townhomes they could possibly live with (or even walk into, for that matter). They insisted we meet at sunrise to view all the listings in which they expressed any serious interest. Luckily for me and all other parties involved (sellers, listing agents, etc), they didn’t like many. Early morning light was very important to them and how it rose each morning over any encroaching, easterly building was vital to their respective flows of energy. That, and the street number assigned to the address. “No florce. no florce.” No fours. (Unlucky.)

They gave me a small book, FENG SHUI DOs & TABOOs, by Angi Ma Wong,* so I could be clear in my head about their intentions and what I, as a realtor, should know about living spaces in general. I still read it at night when I can’t fall asleep or there’s nothing good on TV (which in itself is considered a ‘taboo’ in the bedroom {see below} albeit, lame in comparison to other such interdictions in that particular venue)…"

It's actually a good reminder for anyone, regardless of their industry.  We're all different - we have our quirks, our issues and our differences, but that doesn't always make us wrong and it DEFINITELY makes us unique.  But also remember ...

NRVLive - National Syndication Next?

Congratulations should go out to John Harper of NRVLive, who yesterday announced that his show, NRVLive on 810AM, will be picked up by another station beginning in January of 2008.  NRVLive will begin covering goings-on not only here in the New River Valley, but also Central VA, South Virginia (where IS that, exactly?) and Winston-Salem NC. 

I can tell you that John has been working hard to revamp NRVLive and it's really picking up steam.  You can even call in and get involved yourself - just dial 866-961-1430 or 540-961-1430.  The show runs every weekday from  7am-9am on 810AM WPIN.  Great news John, congratulations!

SHHHH .... The NRV's Not A Top Blogging Region, And I Like It That Way

The Scarborough Report put out its research of what the top blogging regions were across the country, and the New River Valley wasn't on it.  Shocker!  Here's the report ...

You know what?  That's okay.  To the best of my knowledge, Aaron and I are the only two REALTOR bloggers in the area - and by "throughout the area", I mean the entire New River Valley.  In Roanoke, there might be a few - the absolute best is Marty Martin.  There are plenty of great bloggers in the area, including Pat Matthews, Tom Markiewicz, Stuart Mease and Andrew Cohill, to name a few, but none other than Aaron and I focusing on real estate. 

Why is that?  Blogging is a great tool for REALTORs to use.  For one, it allows you to tell people about what's going on in your industry by distributing your posts to a wide audience.  It sets you aside as someone who's intimately involved with the details of what's happening, and I would argue that's nothing but a good thing.  Blogging should give you credibility in the minds of consumers, although I'll freely admit that some of my posts don't do that!  And truthfully ... it's just fun.  It gives me the opportunity to learn more about the community I live in, to get involved and ask questions.  In the long run, that does nothing but help my clients. 

You know what?  I'm okay we didn't make the list.  That just means Aaron and I will be the only ones blogging!
